Outline Planning Application for a Mixed-Use Strategic development

Weeley is a village in Tendring, east Essex. The population of the parish at the 2011 Census was 1,768. It is served by Weeley railway station on the Sunshine Coast Line. It has bus links to Clacton-on-Sea and Colchester.

The name came from the Old English "Wēo-lēah" meaning "willow wood / clearing".

Bluepencil prepared a detailed, data-linked masterplan and 3D model in advance of an outline planning application for this site, using house types designed by Rose. Each house type was modelled in detail in 3D ready for the planning application and the future working drawings. Each house type was also modelled and data-linked for the masterplan. In all there were 39 different house types.

The proposed development included 280 residential units, a primary school, nursery school and a commercial development of offices in the form of Essex barns.

The most significant constraint was the railway line adjacent to the southern boundary of the site and the requirement for extensive detention basins.

Rose had already completed a first phase of development to the northern boundary of the site through which access to the new development was proposed.
