The client asked us to carry out a feasibility study into the conversion of this house, of which one one wing was designed by Lutyens. The house is situated within a conservation area in Newmarket. The study also proposed three different options for a small development of apartments and mews houses within the grounds of the house, overlooking the Warren Hill Gallops.
This information enabled the client to consider various options to generate maximum value. The study was carried out in Revit with areas linked to the net internal floor areas so that build cost and sales value could easily be generated for each of the options.
