The 400 home residential development on the south western edge of Colchester was part of a wider strategic growth area. The application involved pre application consultation and the preparation of  a strategic framework document prior to the submission of the application. Bluepencil Designs were responsible for the preparation of the Design and Access Statement, parameter plans, Character area studies and illustrations and the masterplan drawing. Bluepencil  Designs also produced a 3D fully data-linked proving layout to test the densities and to create the character area samples.
The site, a former nursery, is surrounded by residential development and the challenge was to create a piece of townscape that would fit seamlessly into the neighbourhood, whilst also creating a unique sense of place. This was achieved through studies of local conservation areas and village greens and replicating the scale and character of these places within the masterplan.
