Task

Prepare an Outline Planning Application for 72 new homes, a community building and associated infrastructure

The Site is situated adjacent to the existing settlement of Flitch Green, south of The Flitch Way and the hamlet of Little Dunmow.

 

The challenge was to balance the requirements of the Essex Design Guide, specifically how analysis of the surrounding settlement influenced the layout, with the requirements of Uttlesford District Council to maximise density.

 

 

The site will deliver 72 new homes, of which 40% will be affordable. The net density is 30 dph. and the affordable housing mix matches exactly the local authority preferred mix.

 

 

The design is based on a combination of townscape influences drawn from the surrounding villages of Felsted, Little Dunmow, Finchingfield and Stebbing. All houses face out onto open space or movement routes. There is a deep landscape buffer to the western and northern boundaries the site to protect the setting of a Grade II listed building.
