To the south is a railway line and to the west is open countryside.   The layout shows the retention of all existing trees, with the exception of the orchard itself, a strong landscape buffer on all sides, a public open space in the centre and further open spaces containing detention basins and wildflower meadows.   Key buildings are located at gateways and vista stops. The houses are designed to be appropriate for their setting and are predominantly of gault brick under slate roofs with paired down detailing, as is characteristic of this area. By contrast the landscape is richly detailed and provides the perfect backdrop. The masterplan and Design and Access Statement  were underpinned by Bluepencil's detailed, data linked proving layout which gave the application a robust base from which the inspector could clearly appreciate the viability of the design. This is the third house we have designed (and got planning consent for) in or near an AONB. The proposed new dwelling is intended to be a retirement home for the applicants. It will be an easy to live in, adaptable home, all on one level.    The intention was also to create an exemplar in sustainable construction and performance standards with low running costs and high energy efficiency. The house had been extended 'organically' over the years and needed to be re-organised and brought up to date in terms of Building Regulations. In addition, a  large extension was added and various external works including a double bay cart lodge and new driveway. Known by the locals as ‘God’s Little Pocket’ it lies on acres of arable, pasture and marsh land in the ancient pre-Conquest division of Sussex known as the Rape of Chichester.   The site is approximately 9 acres. It contains a number of buildings.  Earnley Place is the ‘main house’ and is a georgian double gabled, two storey  brick building, with attic rooms under a plain tile roof. We produced a very detailed Design Statement showing extensive analysis of the site and the surroundings. The house and its annex were designed to sit in the landscape and to be factory manufactured as an eco house which is virtually airtight, constructed with natural materials from sustainable sources and engineered to conserve energy. The house is situated within a conservation area in Newmarket. The study also proposed three different options for a small development of apartments and mews houses within the grounds of the house, overlooking the Warren Hill Gallops. This information enabled the client to consider various options to generate maximum value. The rent received from the affordable housing would fund the ongoing maintenance of the listed building and its extensive grounds.   Our data linked masterplanning enabled the client to analyse a number of different layouts in order to arrive at the most advantageous solution for the college.
