The houses are designed to be appropriate for their setting and are predominantly of gault brick under slate roofs with paired down detailing, as is characteristic of this area. By contrast the landscape is richly detailed and provides the perfect backdrop. The masterplan and Design and Access Statement  were underpinned by Bluepencil's detailed, data linked proving layout which gave the application a robust base from which the inspector could clearly appreciate the viability of the design. The Design and Access Statement included analysis of surrounding towns and villages, parameter plans and character area studies which reflected the analysis work and showed how the proposed masterplan was in line with planning policy and followed the guidance in the Essex Design Guide. The timescale was tight and we had not been involved in the project at all before recieving the brief.    We were given a .dwg file of a ‘masterplan’ showing the road layout, the location of the different land uses and a target number of residential units per parcel, plus a suggested mix.   The first step was to print each parcel area onto paper at a scale of 1:1000. A hand sketch was then produced for each parcel showing the location of apartments and each residential unit.    These drawings were scanned and laid on the REVIT base plan and individual generic ‘Housetype’ models were placed on the sketch. The site is surrounded by residential development and the challenge was to ensure that the proposed new development fitted seamlesly into the existing neighbourhood, whilst also creating a unique sense of place. Colchester Borough Council were keen to see all aspects of the Essex Design Guide applied to the design. The masterplan and individual dwellings were produced in Revit to meet planning policy and also building regulations, making the production of working drawings efficient and straight-forward for the client, with no further adjustments required. The application involved pre application consultation and the preparation of  a strategic framework document prior to the submission of the application. Bluepencil Designs were responsible for the preparation of the Design and Access Statement, parameter plans, Character area studies and illustrations and the masterplan drawing. Bluepencil  Designs also produced a 3D fully data-linked proving layout to test the densities and to create the character area samples. The site slopes very gently to the north west which led to the SuDS solution being a combination of rain gardens within the development and a pond in the north easter open space.    The dimensions of the site, as well as the grain of the existing settlement, led to a grid pattern arrangement. The roads are mostly shared surface with textured strips at junctions to encourage slow speeds. The house designs are based traditional Essex architecture with steep pitches, a range of materials including soft pastel coloured render, white weatherboarding and soft red brick. The layout was designed to create a series of linked landscape and townscape features as one moved through the site.
